Business Rates - Re-Valuation



How we provide this service

The Re-Valuation of all rated premises in England is carried out every five years by the Valuation Office Agency (VOA). The most recent re-valuation took place on April 1st 2010.
The VOA have published the draft 2010 rateable values on their website at www.voa.gov.uk/2010

During October, the VOA will also be sending ratepayers a paper copy of their summary valuation.

A paper copy of the draft 2010 rating list for South Holland is available for viewing at the Council Offices.

Ratepayers can now estimate their rate bills for 2010-11 through a business rates calculator on the business link website at www.businesslink.gov.uk/estimatemyrates.

Errors or omissions will be corrected by the Valuation Office Agency (VOA) as soon as they are made aware of them. Appeal forms are issued by the VOA - they are not available from SHDC.

What to do to get this service

Rateable Values are provided by the VOA to both the business ratepayer and South Holland District Council (SHDC). SHDC then use these figures to calculate the business rate charges each year.

Any business ratepayer who has an enquiry about the RV of their property should contact the local office of the VOA - their address is Queensgate House, 12 Silver Street, Lincoln, LN2 1EW. Telephone 03000 505250. SHDC cannot deal with any of these enquiries.

All business ratepayers.

How much will it cost?

There are no charges for advice and guidance from either the VOA or SHDC. Neither is there any charge for lodging an appeal against the RV. However, if you employ the services of an agent you are advised to carefully consider who to use. The Royal Institution of Chartered Surveyors (RICS) - and the Institute of Revenues, Rating and Valuation - are qualified and regulated by rules designed to protect the public from misconduct.

Common Questions

Q. Is the rateable value the amount I have to pay ?
A. No - the rateable value is used to calculate your charges along with the rate poundage for the financial year concerned and any transitional relief limitations.

Q. I think my rateable value is too high, what can I do and do I have to pay in the meantime ?
A. You need to talk to the Valuation Office Agency and may need to lodge an appeal with them. Until any reduction has been agreed the law requires you to pay the existing charges.
