How to Apply for planning permission

How do I apply for planning permission?

If you are certain you need planning permission the first thing you will need is a Planning Application Form. Once downloaded and complete you will need to send this to us along with:

Site location plan:    Ordnance survey map showing your property, draw a red line around the area effected by the proposal, to a scale of 1:1250 or 1:2500

Elevational Drawings: Actual drawings of the proposed building, showing any existing buildings as they are now with any new proposed buildings, these should be to a scale of 1:100 or 1:50

Block Plan:  Similar to the site plan, a 'birds eye view' showing any proposed buildings in relation to existing buildings and an internal layout of any proposed new rooms. Scale should be 1:500.

We will need four copies of everything.

Alternatively and maybe easier for you would be to use the Planning Portal to submit your application electronically.  You will have to register and get a password (which is free) but the portal allows you to attach drawings, site plans etc, has a checklist to ensure your application is complete and also allows you to pay online.

What happens next...?

Once we receive your application we will check it and register it which gives it a unique reference number.  If there is anything missing from your application we will write to you to ask for the missing information. If everything is OK or once we have the missing information from you, the application will be passed to a Planning Officer to deal with.

Once your application is registered we will need to notify any neighbours and other parties about your proposals, organisations such as Parish Councils, Environment Agency, Drainage Boards and English Heritage are just a few of the parties we will tell about your application.  We have a statutory duty to notify these parties and each application, depending on what it is for has a different set of people we need to notify.  These parties and your neighbours have 21 days to write to us with any comments, be they in support or in objection. This is known as the consultation period.

Once the consultation period is over, the case officer will look at all the correspondence we have received and take into account the policies we have in place that enable us to make decisions on planning applications. A site visit will take place in which the Planning Officer will look at the site and possibly take some photographs.

Once all the information has been analysed the planning officer will make a decision, this could be to either approve the application or refuse it.  The decision notice is then produced and sent to you (or your architect/agent if you have used one). 

Every Planning Department is targeted to deal with applications to do with extensions, garages and other householder proposals within 8 weeks of receiving the application, currently at South Holland District Council we deal with approximately 85 - 90% of our applications within this 8 week timescale.
