The first question in most people's minds is "Do I need planning permission?" Unfortunately this is usually one of the more difficult questions to answer. The need to apply for planning permission is dependant on so many different factors
- What is it you want to do or build?
- What will it be used for?
- How close is it to any existing buildings or any roads or footpaths?
- Are there any Listed Buildings nearby or are you in a Conservation Area?
Obviously if you are proposing to build a new house then permission will be required! But if you are thinking about building an extension or garage or conservatory there are so many different things to consider that it is very difficult for us to give you an answer the first time you contact us.
To help you we have developed the Householder Development Form (PDF , 41KB), once you have downloaded this form and completed all the sections, send it to us and we will write back to you confirming whether planning permission is required or not. Apart form the cost a stamp, this service is free.
Alternatively, we offer another free service known as our 'Pre-application Advice' service. During office hours we operate a duty officer system in which an experienced Planning Officer is available to talk to you about your proposal, whilst we try our hardest to make this service freely available, due to its popularity it is advisable to call us first (01775 761161 - ask for the planning department) to make an appointment. It is also very useful to bring drawings or sketches with you to show us what you would like to do.
